All content published on TopBuyers — including agent profiles, suburb investment reports, blog articles, FAQs, comparison tables and any associated commentary — is general information only. It does not take into account your personal financial position, objectives, needs or circumstances.
The content is not, and should not be relied on as, financial advice, investment advice, legal advice, tax advice, accounting advice, mortgage advice, conveyancing advice, real estate advice or any other form of regulated professional advice. Before making any property, financial or investment decision, you should obtain advice from a qualified, appropriately licensed Australian professional who is familiar with your specific circumstances.
2. We are not a licensed real estate or financial services provider
TopBuyers is a directory and information platform. We are not:
- A licensed real estate agent or buyer’s agent in any Australian state or territory.
- An Australian Financial Services Licence (AFSL) holder.
- An Australian Credit Licence (ACL) holder.
- A registered tax agent, BAS agent, accountant or solicitor.
- A party to any buyer-agent engagement, property purchase, contract of sale or financial transaction.
We do not buy, sell, search for, evaluate, negotiate, bid on or settle property on your behalf. Any party offering those services through a profile on TopBuyers is an independent third-party Agent who you engage at your own discretion and risk.
3. Suburb reports and market data
Suburb investment reports, median prices, rental yields, capital growth percentages, vacancy rates, population figures, infrastructure summaries and demographic information published on TopBuyers are compiled from public sources, including the Australian Bureau of Statistics (ABS), Domain, realestate.com.au public suburb profiles and similar publicly available data sources.
This data:
- May be incomplete, out of date, or revised after publication by its original source.
- Is general in nature and may not reflect conditions for a specific property, postcode block or building type.
- Should not be relied upon as the sole basis for any purchase, investment, valuation or financing decision.
- Is provided for general orientation only and is not a substitute for a current, professional appraisal or valuation report.
Property markets are volatile. Figures change. Always verify any number that materially affects your decision against a current source — and obtain a professional valuation where appropriate.
4. Agent profiles and listings
Agent profiles on TopBuyers include unclaimed listings imported from public sources (Google Business profiles, agency websites, public real-estate listings) and claimed listings managed by the Agent themselves.
We do not independently verify every claim made in a Listing. The accuracy, currency and completeness of information in any Listing — including credentials, licensing, areas served, fees, specialties, awards or performance figures — is the responsibility of the Agent represented.
Before engaging any Agent, you should:
- Verify their current licensing with the relevant state regulator (NSW Fair Trading, Consumer Affairs Victoria, Queensland Fair Trading etc.).
- Request and review their written engagement agreement and fee schedule.
- Confirm their professional indemnity insurance is current.
- Check their membership of relevant industry bodies (e.g. REBAA).
5. Featured listings are not endorsements
Featured Listing placement on TopBuyers is a paid promotional service purchased by the Agent. A Featured Listing badge or priority position does not constitute:
- An endorsement, recommendation or guarantee by TopBuyers of the Agent’s services.
- Verification that the Agent is more qualified, experienced or skilled than any non-Featured Agent.
- A warranty of the Agent’s performance, conduct, fees, or the outcome of any engagement.
Buyers should evaluate any Agent — Featured or otherwise — on the same criteria: licensing, experience, references, fee structure, and personal fit.
6. Reviews, ratings and aggregated scores
Reviews and ratings displayed on Listings may be imported from public third-party sources such as Google Business profiles, with the original author’s attribution preserved where available. Aggregated star ratings reflect the data as imported and may differ from the latest score on the source platform.
We do not verify the identity of individual reviewers, nor independently confirm the accuracy of any specific review. Reviews represent the personal opinion of the reviewer at the time they were written and may not reflect the current quality of the Agent’s services.
If you believe a review is false, defamatory or breaches our content policy, report it via the “Report this listing” link on the relevant Listing.
7. AI-generated and AI-assisted content
Parts of the content on TopBuyers — including some suburb-report narratives, agent profile summaries, FAQs and landing-page introductions — are produced or assisted by artificial-intelligence systems trained on publicly available information.
AI-generated content on TopBuyers is:
- Drafted from facts and figures supplied by verified data sources or extracted from public web pages.
- Reviewed against guardrails designed to prevent the invention of specific dollar prices, rates, percentages or named credentials.
- Still subject to the limitations of any AI system, including occasional factual error, omission, or outdated context.
You should not rely solely on AI-generated commentary for any material decision. Treat it as a starting point for your own research, not as professional advice.
8. Property investment risk
Property is an illiquid, leveraged and cyclical asset class. All property investment carries risk, including but not limited to:
- Capital loss if property values decline.
- Rental vacancy, tenant default, or rental yield compression.
- Interest-rate changes affecting financing costs.
- Changes in tax, planning, zoning or strata laws.
- Cost of holding, maintenance, repairs, insurance, rates, levies and unforeseen liabilities.
- Transaction costs (stamp duty, conveyancing, agent fees) that can take years to recover.
You may lose some or all of the capital invested. Do not invest in property unless you fully understand and can bear the risks. Seek advice from a licensed professional familiar with your circumstances.
9. Past performance is not a predictor
Capital growth figures, rental yields, vacancy rates and similar historical metrics on TopBuyers describe what has happened in the past. They are not a prediction, forecast or guarantee of future returns. Past property performance frequently does not repeat — particularly in different macroeconomic or interest-rate environments.
10. Tax, legal and accounting matters
TopBuyers does not provide tax, legal, accounting or conveyancing advice. References to topics such as negative gearing, capital gains tax, stamp duty, SMSF rules, depreciation, GST or property structuring are for general orientation only.
Tax and legal outcomes depend on your individual circumstances and on legislation that changes frequently. Always consult a registered tax agent, accountant or solicitor before relying on any tax, legal or structuring information in connection with a property transaction.
11. External websites and third-party services
TopBuyers contains links to and integrations with external websites and third-party services, including (without limitation) Google Maps, Google Reviews, calendaring tools, social media platforms, and payment processors. We do not control these third parties and are not responsible for:
- The accuracy or currency of any external content.
- The availability, security or privacy practices of any external service.
- Any agreement, transaction or interaction between you and a third party.
Your use of any third-party service is governed by that party’s own terms and privacy policy.
12. No fiduciary or advisory relationship
Nothing on TopBuyers — including providing information, displaying Listings, ranking results, or facilitating an enquiry — creates a fiduciary, advisory, agency, employment or representative relationship between you and TopBuyers. We do not act on your behalf in any property, investment or financial matter.
13. Accuracy, errors and content currency
We aim for accuracy and review imported data before publication, but we make no representation or warranty that any information on TopBuyers is accurate, complete, current or fit for any particular purpose. Markets move, agents change firms, suburbs are redrawn, and data sources update at different cadences.
If you spot an error — in a suburb statistic, an agent profile, a review attribution or a market figure — please report it via the channels in section 15. We aim to investigate and correct verified errors within five (5) business days.
14. Australian Consumer Law preserved
Nothing in this Disclaimer excludes, restricts or modifies any consumer guarantee, right or remedy you have under the Australian Consumer Law (Schedule 2 of the Competition and Consumer Act 2010 (Cth)) or any equivalent state or territory legislation. To the extent any provision of this Disclaimer conflicts with those rights, the Australian Consumer Law prevails.
