Australian property buyers are weighing three different signals this October: changing dwelling values, higher financing costs and an uneven pipeline of future housing. The useful question is how those signals relate to the particular property and budget you are considering.
The national snapshot
ABC’s 1 October report on Cotality data records a 1.1% fall in national dwelling values during September. Its city figures show Brisbane down 1.5% and Sydney down 1.4%. These are broad index movements, not valuations of individual homes. Read the ABC report and its data attribution.
The RBA increased the cash-rate target by 0.25 percentage points to 4.60% on 29 September. Separately, the ABS reported that total dwelling approvals fell 6.1% in August, seasonally adjusted. These releases describe different periods and measures: prices, monetary policy and approvals should not be treated as one statistic.
Sydney: check the evidence behind an asking price
A city-wide decline is a reason to refresh comparable-sales research. It does not establish a standard discount to apply to every Sydney listing. Build a shortlist of recently sold properties with similar land, accommodation, condition and access to amenities.
Keep asking prices separate from achieved prices. Record the sale date, what makes each comparison relevant and any major differences. A local agent should be able to explain those differences rather than rely only on a city headline.
Brisbane: review the property and the terms
Brisbane’s September index movement makes property-specific research especially useful. Ask what competing homes are available, whether the property’s advertised price has changed and what supports the proposed offer. Neither a longer advertising campaign nor a price reduction proves that a seller will accept your terms.
For a remote purchase, agree on inspection reporting and decision deadlines before making offers. Keep building checks, contract review and financing arrangements in the process.
Rates and supply answer different questions
The cash-rate target is not the interest rate on your home loan. Ask your lender for a current quote and confirm the status of any pre-approval. Use an actual loan rate, loan amount and term when estimating repayments.
Building approvals concern a potential supply pipeline. They are not finished homes available today. Local project timing and the mix of houses and other dwellings matter more to a suburb search than a national monthly percentage on its own.
A practical October buyer checklist
- Refresh the written purchase brief and total budget.
- Obtain current financing information before revising an offer limit.
- Compare recent settled sales with competing listings.
- Review condition, ownership costs and property-specific risks.
- Ask which facts would change your decision and record them.
Choose research support that matches your location and property type. Compare Sydney buyer’s agents or browse Brisbane specialists.
